The Closing Process

What the closing agent needs from you in order to process the transaction: 

1. Copy of the Offer-To-Purchase, all Counter-Offers and amendments
2. Copy of the earnest money check or verification you are holding it
3. Paid tax bill for the most recent year
4. Prior Title Policy or Abstract
5. Lender's name, address and your account number for all mortgages on the property (a FHA loan may require a 30-day written notice to your lender prior to the mortgage payoff)
6. Completed "Order Information" form (enclosed)
7. We use Glenn Hoff and Hoff to prepare the deed. They charge $50; or specify your attorney choice.
8. Any outstanding bills in connection with the sale or repair of the property that you wish to have paid at the time of closing
9. Paid receipts or lien waivers for any work done to the home within the last six months in excess of $200.00
10. Signed Payoff Release Form (see forms)
11. Name of buyers lender and loan officer, if buyer is financing purchase

If the buyers do not intend to occcupy the property, an energy Audit may be required. Fox Cities Title can assist you with these details.

We will order the required payoffs of any open mortgages when we have received all of the above items. At this time we can also prepare the closing package.
